When to Replace Your Commercial Smoke Detectors

Smoke detectors are a critical part of your dry fire system, but they don't last forever. Here's what you need to know about replacement schedules and compliance.

Smoke detectors are one of those things that tend to get forgotten until they're needed. By the time they're needed, it's too late to discover they weren't working properly. In a commercial building, that's not just an inconvenience; it's a compliance issue and a genuine safety risk.

Industry standards and manufacturer guidelines generally recommend replacing commercial smoke detectors every 10 years. This isn't arbitrary. The sensing elements inside detectors degrade over time, and an older detector may not respond as reliably to smoke as a new one. In dusty or humid environments, which are common in commercial settings, degradation can happen faster.

Signs it's time for an inspection or replacement

A detector that's triggering false alarms frequently is often telling you it's reaching the end of its reliable service life. Similarly, if your building has undergone significant renovations, or if the detectors were installed as part of the original build and you're not sure of their age, it's worth having them assessed.

Under the Building Amendment Regulations (WA), there are specific requirements around smoke alarm installation and transfer of property. For commercial buildings, the requirements are governed by the National Construction Code and AS 1670, which sets out the design, installation, and commissioning requirements for fire detection systems.

The practical upside of staying on top of this

A well-maintained fire detection system is easier and cheaper to maintain than one that's been neglected.
